What is Permanent Rental Apartment?

Permanent rental apartments are rental apartments provided by LH Housing Corporation for the stabilization of housing for specific low-income families.

With financial support from the government, we supply houses ranging from 26.34m2 to 42.68m2 exclusively for low-income people such as basic livelihood recipients. The biggest advantage is that the rent is cheaper than 30% of the market rate in the surrounding area.

It is similar to National Lease Apartment or Public Lease Apartment, but there is a difference in that more conditions for moving into Permanent Lease Apartment are added.

Permanent lease apartments are intended to be rented for 50 years or permanently, and are different from public lease apartments or public lease apartments sold later.

It is mainly renewed according to the income of the two-year unit, and two years after the contract, the contract is renewed only when the income and asset conditions of that year are met.

This type of permanent rental housing is mainly provided to people of national merit, basic livelihood recipients, and single-parent families.

 

Conditions for moving into a permanent rental apartment
The conditions for moving into a permanent rental apartment are as follows:

Non-homeowners (including household members): Those who do not own a house, right of sale, etc.
Adult applicants (19 years of age or older): Excluding cases where a minor supports a child or a sibling due to the death of a lineal ascendant

Those who meet the asset requirements for permanent rental housing with less than 70% of average monthly income (90% for one person, 80% for two people)

A person who supports a lineal ascendant aged 65 or older and whose income is less than the recognized income

Satisfying the asset requirement with a factor of 50% or less of the average monthly income per household (70% for one person, 60% for two people)
A person who is recognized as necessary by the Minister of Land, Infrastructure and Transport, the mayor, or the provincial governor
Those who have been issued a disability registration certificate and meet the asset requirements of 100% (120% for one person, 110% for two people) or less of average monthly income per household
If the above conditions are met, points for each star are allocated and occupancy ranking is given starting with the highest score.

[Asset condition]
Persons of national merit, North Korean defectors, first-order disabled people, discharged from child welfare facilities, general residents, and second-order disabled people are subject to the asset standards.

How to apply for a permanent rental apartment
Before applying for a permanent rental apartment, you must check the recruitment announcement on the LH Housing Corporation subscription website.

If you meet the recruitment conditions, apply for move-in after filling out the documents at the local community center or ward office.
After consulting with the civil servants in charge of society at the district office, the local government prepares a list of prospective tenants.

In the event of eviction among permanent rental housing residents, the management office signs a contract in the order of preliminary move-in.

However, even if you are selected as a resident, if you are found to be a homeowner as a result of a home ownership search result, your selection will be canceled and the contract period will be 2 years. After 2 years, eligibility for occupancy will be reconfirmed and renewal contract will be renewed for another 2 years.
